Concrete on the Fraser delta

Richmond is built on an island in the Fraser River delta. The land is flat and low, and the ground under many properties is soft, silty or peaty, with groundwater often close to the surface. That is very different from the sloping lots on the North Shore or in Burnaby, and it changes how concrete should be planned.

Instead of fighting slopes, Richmond jobs usually come down to drainage on flat ground, soil that can settle, and slabs that stay level for decades.

Standing water after rain is the first clue we look for.

Highway 99, No. 3 Road and getting around the island

Highway 99, Steveston Highway and No. 3 Road are the main routes through the city, and the bridges at either side set the rhythm of traffic. For deliveries, it helps to know that wide, flat streets make truck access easier in much of Richmond, though busy arterial roads and school zones still affect timing.

Many homes have attached garages and wide driveways, and townhouse complexes are common. Larger gardens often carry drainage ditches or swales, which we look for before planning forms.

Slabs on this kind of ground often include a proper vapour layer under any enclosed space, which the drawings should specify.

Our concrete services for Richmond properties

The same five services apply, with a focus on stable bases and surface water control.

If you are unsure whether a problem is cosmetic or structural, request a quote anyway and tell us what you see, and we will say which way it looks.

Where the ground is soft, a thin slab placed straight onto the soil can sink or tilt. Settlement is common in older Richmond neighbourhoods, and you may see it as a driveway that has dropped near the garage or a patio that slopes toward the house.

  • Base depth. More compacted granular material spreads the load.
  • Reinforcing. Rebar or mesh helps a slab move as one piece.
  • Drainage. Keeping water away from the base slows softening.

Structural work may need an engineer's design, and we build to those drawings.

Our quote explains the base we propose so you can compare it fairly with others.

Permits and approvals in Richmond

The City of Richmond sets its own permit rules, and building a foundation, garage or sizeable slab normally requires approval and inspections. Dike and floodplain considerations can also affect what is allowed in some areas, so check with the municipality before committing to a design.

For smaller outdoor projects, ask whether a permit is needed. Calling a utility locate service, such as BC 1 Call, before any excavation is sensible on every job.

Keep copies of approvals and drawings, because they are useful when you sell the property or make an insurance claim later.

Starting a Richmond concrete quote

Use the contact form or call (604) 555-0140. We serve Richmond and use your request to confirm availability.

  1. Tell us what you plan to build or repair.
  2. Send photos showing where water pools after rain.
  3. Share any engineering drawings or soil reports you have.
  4. We ask follow-up questions and arrange a visit.
  5. Your written quote explains the base preparation and finish.

If you only know that a slab has sunk, say so and we will help work out the cause.

Mention if your property has a ditch, culvert or shared drain nearby, because it changes where water can safely go.

Questions about Richmond

Why do slabs settle so often in Richmond?

Much of the city sits on soft delta soil, and groundwater is close to the surface. Under load, these soils can compress unevenly. A thin slab on a light base is more likely to tilt or crack. Better compaction, a deeper stone base and good drainage lower that risk, though no method removes it entirely.

Can a sunken driveway in Richmond be levelled instead of replaced?

Sometimes. If the slab is in good shape and the void below is modest, raising it can work. If it is cracked, badly tilted, or the ground is still moving, replacement is more reliable. We inspect the slab and the surrounding soil first so the recommendation fits what we find. Photos from the side show the gap well.

How do I keep a flat Richmond patio from pooling water?

Build in a gentle fall away from the house, usually a small slope across the slab, and make sure downspouts do not empty onto it. Perimeter drains or a swale can help on very flat lots. A textured finish adds grip in the wet periods when puddles still appear. Photos taken right after rain are very useful.

Do dike or flood rules affect my concrete project in Richmond?

They can, particularly near the river and in low areas. Rules may affect floor heights, fill and what can be built. The municipality is the source for current requirements. We suggest asking before design starts, and we can build to the engineer's or designer's resulting plans. Ask the municipality for the current requirements.

How long should fresh concrete rest before use in a damp climate?

Concrete keeps gaining strength for weeks. Light foot traffic is often fine after a day or two, but vehicles should wait longer, especially in cool, damp weather where curing slows. We give you a clear schedule for each stage after the pour so nothing heavy goes on too early. Weather and temperature both change this.
